Studio A

Rental Space


Studio A:

32 feet by 17 feet; 13 foot ceilings; windows; good lighting; and laminate flooring.

 

Performance

Seats 50; four 3' x 6' risers; lighting grid; stage manager's booth; NSI 7008 Memory Lighting Controller; DPS 6000 Digital Dimmer System; 15 lighting instruments; Micromix 8 MP8 sound mixer; 2 speakers

Studio B:

13 feet by 13 feet; 13 foot ceilings; sound insulated; good lighting; carpet.


Other Amenities

Please note that reception and kitchen area are to be shared during rehearsal and audition bookings; waiting area; air conditioning.

 

Note:

5% GST added to all rentals.
There is a 4 hour minimum on all rentals.

Renters must arrange to pick up keys at the Centre during office hours.

A key deposit of $20 is required.
For performance evenings, film shoots etc., a clean-up deposit of $50 is required.

Contract:
Payment will be made by cash or cheque to Centre for the Arts. There will be a $30.00 fee for returned cheques. Payment in full is expected from renters who do not show up for their reservation OR who do not cancel within 48 hours. The Centre reserves the right to cancel bookings.

  1. The Lessee will give a deposit of 25% of the total rental cost over and above $100.
  2. Centre for the Arts rents its facility, including limited equipment, to the Lessee with the understanding that in no event shall Centre for the Arts or John Boylan be held liable for direct, indirect, incidental, or consequential damage due to the use of this facility or equipment used by the Lessee or their associates. The Lessee hereby waives and holds harmless Centre for the Arts and John Boylan from any incidents or accidents which may occur to or by persons either renting or associated with the renting of Centre for the Arts on the dates noted above, or any additional dates added later.
  3. Centre for the Arts assumes no responsibility for the loss, theft or damage of, or to, the Lessee’s property.
  4. The Lessee shall not affix any posters or notices in the halls or stairways of the building.
  5. After each period of use, the space must be left in as good a condition as when Lessee entered the premises.
  6. The Lessee will ensure that the space is locked at the end of their use of the space.
  7. The Lessee agrees to use the premises for no improper or questionable purposes whatsoever, and for no illegal purposes, and to permit no disorderly conduct, noise or nuisance which will have a tendency to annoy any persons occupying adjacent premises, whether this include other clients in the neighboring room or Centre for the Arts neighbours. Any fines or penalties assessed to Centre for the Arts as a result will be paid by the Lessee.
  8. In the event of both studios at Centre for the Arts being rented to two different groups, under almost no circumstances may the Lessee, or their associates, disturb the occupants of the other space. Exceptions to this rule are: in the case of one Lessee's event being disturbed by, for example, the noise level of the other's, in which case the offended Lessee approaches the offending Lessee in a respectful manner; and the case of an emergency situation. Often the need for a lessee to get chairs, tables, etc. that may be stored in the other room, can be anticipated in advance and arranged satisfactorily with staff at the Centre for the Arts
    The Tenant will, for the duration of this Agreement, maintain the following insurance with an Insurance Company acceptable to the Centre for the Arts:
    Commercial General Liability & Non-Owned Automobile Liability, using an acceptable policy coverage form, that:
    1. Provides a minimum amount of insurance of no less than $2,000,000 for each Occurrence;
    2. Contains a Separation of Insured (Severability of Interest) and Cross Liability clause;
    3. Includes Employers’ Liability and Contingent Employers’ Liability coverage for all employees hired by the Tenant, whether or not Workers’ Compensation insurance is provided to such employees;
    4. Tenants’ Legal Liability insurance of no less than $2,000,000 for each claim;
    5. Names Centre for the Arts as an Additional Insured for liability which arises from the operations of the Tenant;
      provides no less than 30 days notification to the Centre for the Arts if the Tenant cancels or replaces the policy

      The Tenant will provide the Centre for the Arts with a valid Certificate of Insurance confirming the foregoing, prior to the commencement of this Agreement.

      The Centre for the Arts charges a $50 clean-up deposit. When the contract has expired and after the Centre determines that the space has been returned to its original condition (including equipment), the deposit will be refunded to the Lessee.
